What Happens After the Purchase Agreement is Signed?

My largest time commitment to the Seller comes after you have an accepted offer and I have helped you negotiate the very best price and terms that is available to you from the entire Buyer Pool in the marketplace today. NOW is when my service truly shines.

1. I open escrow and insure that the financial deposits are made as specified.
2. The Disclosures signed by the Seller are delivered to the Buyer within the specified time frame in the Agreement.
3. The Home Inspection is scheduled, performed and I help to negotiate any issues.
4. The Termite and Wood Infesting Insect Inspection is scheduled, performed and any issues negotiated within the time frames in the Agreement.
5. Any other inspections required in the Agreement are arranged, performed and negotiated within the time frames specified.
6. Arrangements are made for repairs if necessary.
7. I follow up on the Insurance reports on the property and the Buyer to be sure Homeowner's and Fire Insurance can be obtained.
8. I follow up on Home Owner's Association (HOA) documents to be sure they have been ordered and forwarded to the Buyer.
9. The Home Warranty Policy is ordered per the Agreement.
10. Constant contact and follow up will occur between the Seller, myself and the Buyer's Agent to insure all is proceeding properly and in a timely manner.
11. I follow up on the Buyer's financial qualifications and verify there is a real loan approval and deal with the appraiser from the lending institution providing comparable sales and other information.
12. I interact and follow up continually with the Escrow Company, Title Company, Transaction Coordinators for the Buyer and Seller, and the Buyer's Agent.
13. I follow up to be sure all contingencies are met within the time frames specified in the Agreement and ascertain that all legal aspects of the Agreement are met.
14. The Final Walk Through Inspection for the Buyer is arranged and I assist in negotiating any issues should they arise.
15. I will review the Closing Statement with you to help assure correctness.
16. The Office Manager/Assistant Manager and Transaction Coordinator continually monitor every aspect of the file and sign off on each item to be sure every step is followed properly and in a timely manner. You are insured a positive, pleasant and successful experience with McMillin Realty.
