Tricky FHA Loans - Can be done
Keep this in mind:
Under 620 FICO is okay - down to 580.
The borrower can have late payments in the last 12 months.
Most lenders require a clean record for last 12 months for FICO's below 620.
Collections and Charge-offs under $5,000 in last 24 months do not need to be paid.
If borrower pays cash for their rent, it's OKAY. This normally can be a deal breaker.
Debt-to-Income ratios can be up to 50%.
